We facilitate conventional, sub-prime, and private financing for many of our clients on primary residences, 2nd homes, and income properties, like apartment buildings (multi-family properties). We have access to more programs and niche residential lenders than the vast majority of mortgage brokers and bankers currently serving the California market. Notes on Option ARM Loans

Recently there has been a lot of negative press about Option ARM or Pay Option Loans. These are very advanced loan products and unfortunately, they have been used by many as a vehicle to purchase a home. Typically, this is not the correct use of a Pay Option loan. Pay Option ARMs can be a great tool to help certain property owners to tap the equity in their property when they need to, typically not from day one. These loans require that the loan originator and the borrower both have a good understanding of exactly how the loan product is structured (there are different types of Pay Option loans to boot) and how each payment option can affect the principal balance of the loan as well as how long the borrower will have all of the payment options AND when the loan will adjust.

We have spent a great deal of time with lenders and educators to learn all of the ins and outs of Pay Option Loans and Hybrid Option ARM loans (offering a fixed period) and have created a service to help people with these loans understand exactly what to expect from them called Recast Review. Recast Review details all of the loan parameters and shows the borrower in writing how their payment affects the balance of their loan, their loan payment options and loan payment in writing.
